Position Overview

The Area Training Specialist (ATS) plays a key role in training and developing employees across multiple properties. This position ensures that new hires are onboarded successfully, tenured staff receive ongoing development, and that every community operates in alignment with company standards.

The ideal candidate has experience in affordable housing programs (LIHTC and/or HUD Project-based section 8) , thrives on collaboration, and can perform at all levels of property operations when needed — from Leasing Consultant to Community Manager.

What You’ll Do

Onboarding & New Hire Training

  • Manage the onboarding process for new employees to ensure a smooth and positive start.
  • Partner with Regional and Community Managers to guide each new hire through the 90-day onboarding process.
  • Conduct check-ins, identify learning needs, and adjust training plans as needed.

Training & Development

  • Deliver training on systems such as Yardi, MaintenanceIQ, and Business Intelligence .
  • Support regional and company-wide training initiatives, both in person and virtually.
  • Collaborate with Department and Regional Managers to tailor training to specific community goals.
  • Stay current on industry trends and internal policy changes to keep training materials relevant.

Performance Coaching & Support

  • Conduct hands-on, role-based training including job shadowing and role play.
  • Develop and implement follow-up training plans for employees needing additional support.
  • Provide one-on-one coaching and mentorship to help team members grow professionally.

Acquisition & Transition Support

  • Assist with onboarding new properties into company operations.
  • Support new teams during transitions to ensure a consistent culture and process alignment.
  • Partner with the Director of Learning & Development to deliver workshops and training programs.

What You’ll Bring

Required Skills & Experience

  • 2–3 years of affordable housing property management experience at the Community Manager level or higher (LIHTC, HUD, or RD).
  • Strong understanding of compliance, rent calculations, and income verification.
  • At least 1 year of experience in training, onboarding, or staff development.
  • Excellent communication, facilitation, and coaching skills.
  • Proficiency in property management software (Yardi preferred).
  • Bilingual in English/Spanish highly preferred.
  • Strong organizational skills with the ability to manage multiple projects and priorities.
  • Professional presence with a customer-focused mindset.

Other Requirements

  • Valid California Driver’s License and reliable transportation.
  • Ability to travel within assigned regions.
  • Must be legally authorized to work in the U.S.
  • Affordable Housing Certifications (HCCP, COS, or TCS) preferred.

Physical Requirements

  • Ability to sit for long periods; occasional standing, walking, or lifting up to 30 lbs.
  • Occasional bending, reaching, and stair climbing during site visits.
  • Exposure to indoor and outdoor environments depending on property visits.
